We are a Boutique Real Estate Firm specializing in Investors and Property Management. We have worked for 10 years with builders and investors buying, selling and renting properties throughout the Metro Atlanta area.
WHERE AND WHAT TO BUY?
Let us help you sort through the quagmire that is Atlanta. Let's start with what is on the market now. You can expect the following for the following price ranges:
1. $25,000 to $50,000 will buy you a 3 or 4 bedroom single family home or duplex in an area that can be easily rented. There will be repairs to do in this price range. At a minimum, you will have to service and possibly replace the HVAC system and plumbing. Touch up paint, a thourough clean and yard work. Rents in these areas will run from $850 to $1,200.
2. $50,000 to $100,000 will buy 3, 4, and 5 bedroom single family, condos and multi family up to 4 units in mid range communities. Again there will be some repairs depending on price paid and future value. Rental rates will run from $900 to $1,600 a month.
3. Over $100,000 opens a wide array of homes. Each property must be analyzed individually based on the repairs required and potential rental rates. Some mid-town areas will get $2,500 to $3,500 but will require $150,000 to $200,000 investment.
What about the $5,000 and $10,000 houses you've seen on the internet? They are out there, but for the most part, they will become an albatros around your neck sucking money out of your accounts and not providing much return. They tend to be in areas that will not attract solvent renters and the Department of Housing and Urban Development's Section 8 program will not accept the areas in to their programs.
4. Commercial buildings. There is a very wide range of commercial opportunities in the Atlanta area. 5+ rental units under $100,000 to 300 - 400 unit complexes in the millions. Office condos, townhouses, strip malls and much more. If you are interested in this type of investment, each opportunity requires extensive due diligence and we are here to help you through it.
5. Flip properties. Yes we are still flipping properties in Atlanta. We've actually been surprised at what's moving and what's not moving this year. If you are thinking of short term flipping be aware that hard money loans that require little or no out of pocket investment from you, are kind of like Big Foot. You hear about him, but nobody seems to be able to catch one. You will need most or all of the cash up front for the purchase and the rehab. The loans for your future clients are also very difficult to obtain, not to mention appraisals. This will mean that if you are buying houses to sell to a market that needs to obtain a mortgage your property could be on the market for a while. There are good buys though so please contact us if you would like to learn more.
6. Section 8 rentals. On the porperty management side we have about a 50/50 mix of section 8 rentals and regular tenants. If you are or are not interested in this market, please let us know up front so we can direct your purchases to the best areas and price points.
